Some credit history is required. If NO credit history is present on the screening background, additional rental conditions must be met in order to consider an application for rental. 50% of applicants must pass the credit screening.

UNACCEPTABLE CREDIT MARKS

BANKRUPTCY Unacceptable if filed within 12 months of move-in date.

COLLECTION ACCOUNTS/JUDGMENTS Unless proof of payment can be provided, the total combined delinquent debt cannot exceed $1,999. Delinquent debt between $2,001-$4,999 will require additional rental conditions to be met. Medical accounts and student loans are excluded from the review. Child Support, Tax Liens, and Judgments will not be overlooked. Any amount owed to another housing management company must be paid entirely before approval.

COMBINED COLLECTION, CHARGE OFF & DELINQUENT ACCOUNTS THAT ARE PAST DUE Unacceptable exceeding $5000.

REPOSSESSION Unacceptable if filed within 12 months of move-in date.

PRIOR UNLAWFUL DETAINERS OR EVICTIONS Unacceptable if within the last 3 years. If greater than three years, additional rental conditions must be met. Dismissed UD or dismissed eviction will be overlooked.

FORECLOSURE Unacceptable if filed within the last 3 years of move-in date.

The combined household is required to provide gross income requirements which must be equal to or greater than 2.5 times the total monthly payment. (The total monthly payment may consist of: rent, storage, garage, pet rent, etc.) No, or not enough income could be conditionally approved by prepaying the lease or providing a Guarantor.

The combined household is required to provide one (1) year of verifiable address or positive rental history. If the applicant has not owned, rented, or does not have the required verifiable rental history, we will require last months rent or a guarantor. Address omissions or errors are grounds for denial.

Bigos Management allows two (2) occupants per bedroom. For apartments with more than three bedrooms, there is a maximum of six (6) occupants per unit. Infants under 12 months old do not count towards the total number of occupants.

A Dismissal under a Misdemeanor, Gross Misdemeanor, or Felony is acceptable. All Petty Misdemeanors will be overlooked.

Any Open or Pending case(s) on a screening background report that fall outside of our approved guidelines = Denial

All offenses/crimes listed below are based on the Sentencing Date. (Sentencing Date means the event that follows the verdict. A sentence is a penalty ordered by the court. If at the Sentencing Hearing a release date is not given/provided, the date used will default to the conviction date of the crime.)

OFFENSES INVOLVING FIREARMS OR WEAPONS

Example: possession of a firearm, reckless use of a weapon
Misdemeanor: Any within the last 3 years

Example: homicide, manslaughter, kidnapping, robbery, attempted murder, assault
